If you're buying primarily for Golden Visa qualification, here's how to think about which area gives the best balance of appreciation, yield and lifestyle.
The AED 2M property threshold for the 10-year Golden Visa is the same regardless of where in Dubai (or the wider UAE) you buy. But because the property is also a financial asset you'll likely hold 5–10+ years, area selection matters.
Three reasonable strategies:

AED 2M can buy a 2-bed in Marina or two 1-beds in JVC/Business Bay (combined for the threshold). Yields run 6–8% gross, generating useful cashflow that defrays the visa cost over 18–24 months.
